Exclude Leases

Is there a way to automatically exclude lease/rental properties in the CMA report? When this initially send the report to the lead, it can skew the comparables dramatically.

Hi Justin,

The Auto CMA's that are generated gather data via proximity search and it will bring in all listings in the subject property area. At this point we do not have a feature that will default the search results for Auto CMA's. Cloud CMA allows you the ability to edit the report after it has been sent out. This way you can begin dialogue with your client and refine the CMA report to better fit the client's needs.

We call our proximity search quick and dirty as it may not entirely pull appropriate comparables 100% of the time. This is generally due to the location of the subject property being too rural or not enough comps in the area. The factors that are used to gather listings by ""quick and dirty" search are property type, distance and "off market listings" time. Listings can be filtered from the report under "Listings" stage of publication. It is recommended to extend the search variables when a specific listing is not fetched.

If the quick and dirty proximity search is not providing appropriate comps, we suggest using the exact MLS numbers for your comps to ensure they properly fit your subject property criteria.
